ARC,
I have a 1st story bathroom that will be renovated soon for accessibility reasons. I have a separate shower and tub that will be merged into one large walkin shower. Since there is a large window above the tub, it will need to be waterproofed, the blinds will need to be removed, and the glass would need to be replaced with an opaque material that will allow in a little light without allowing those outside to see in. This will perhaps be a type of glass block or merely replacing the existing windows with frosted glass panes.
I have reviewed the window treatment section of the HOA rules, which mention that things such as reflective materials can't be used on windows, but I don't see any mention of the type of change I am mentioning.
Please advise whether ARC needs to approve such a change, and if so, let me know my next steps.

I don't think there are restrictions covering and I don't believe they need to approve, but to be on the safe side, use the CONTACT US page and send a note asking for clarification. There is a selection box somewhere about mid-page that you can select who you want to address the question to (in this case, the Architectural Review Committee). I did that with a question I had, and they answered within a couple of days. I don't know if they check these forums on a regular basis, but the form sends the question to them in an E-mail. As a side note, we had asked our builder about changing our bathroom window to one that could be opened for ventilation, but he informed us that it was against code. You may want to verify with someone from the city if you were considering something like that.

Thank you for your inquiry. It sounds like your replacement using frosted or glass block will be fine and you should not have to go through the ARC on this one. Be advised though that sometimes shadows are still visible through those types of glass enclosures, especially with backlighting. Check with the professionals on that.

Mike - since a lot of responses on these forums are just advice from neighbors, can you tell me if you are actually part of ARC? I just want to make sure I don't put the window in and then find out it was based on unofficial advice instead of a formal response from ARC.

Mike Lemerise is the Pres. of the HOA and his wife, Kez, is the chair of the Architectural Review Committee (ARC). I believe the post above is indeed from Mike, but since he posted without logging on (as I am now) his ID is not verified so you really can't tell if it was him or not. I recommend using the Contact Us page as it sends an E-mail directlty to the party you wish to contact and they will reply via E-mail. Print the E-mail and save with any paperwork from the project. That way, if there are any questions down the road, you will have evidence that it was cleared and you had carried out due dilligence.
Just wanted to let everyone know that I used the "Contact Us" page and did receive an email from Kez Lemerise(chairperson for the ARC), informing that this type of modification does not require approval. Thanks for everyone's help!
